QAECY
Making AEC and real-estate documents talk to your AI.
Every project produces drawings, BIM models, specifications, contracts, RFIs, inspection reports and leases — hundreds of thousands of files across formats, folders and teams. The answer is in there: a clause in a contract, a figure in a two-year-old report, a detail on page 180 of a PDF. But neither people nor AI assistants can find it.
At QAECY we build Cue: it reads everything, extracts what matters and connects it into one knowledge graph that understands how a project’s data fits together — then opens it to the AI tools teams already use, with every answer traced to its source.

2021BOT: The Building Topology Ontology of the W3C Linked Building Data GroupSemantic Web JournalFirst authorFørsteforfatter
The journal paper for BOT: a deliberately minimal ontology that describes how a building is organised — site, building, storey, space, element — and how those parts are adjacent to, contained in or intersect each other. Kept small on purpose, so every discipline can hang its own vocabulary on the same skeleton. It is the recommended core of the W3C Linked Building Data Community Group.

In design, one value depends on another: a heat load drives a flow rate, which drives a pipe size. This paper shows how to keep those dependencies inside a knowledge graph, so that when an input changes the graph itself knows which derived values are now outdated — and can recalculate them. Demonstrated on building services design with OPM and BOT.

A property in a building project is not one value but a history: assumed, then calculated, then confirmed. OPM (Ontology for Property Management) gives each property a sequence of states with timestamps, reliability and provenance, so you can ask both “what is it now?” and “what did we believe when we decided?”.

Sensor data is only useful when you know where it comes from. The paper links measurements described with the W3C SOSA/SSN vocabulary to the spaces and elements of a BIM model described with BOT — so “show the temperature in every room adjacent to this façade” becomes a single query.

A client’s brief — room sizes, functions, adjacencies — usually lives in a spreadsheet nobody checks against the model. Here the requirements become linked data next to the design, so it can be checked continuously whether the spaces being drawn still meet what was asked for.

Instead of emailing files or uploading to one central model, each party keeps its own data and publishes it on the web, linked to everyone else’s. The paper sets out that vision — what it takes in identifiers, access control and tooling — and why it fits how construction projects are actually organised.

Where BOT started. Rather than one giant schema for everything (the IFC approach), the paper argues for a tiny shared core describing a building’s topology, which domain ontologies — HVAC, structure, products — extend. Small enough to agree on, open enough to grow.

Digital Infrastructure and Building Information Modeling in the Design and Planning of Building Services
Construction design is held back by document-centric practice, lossy data exchange and knowledge that leaves with the people who hold it. The thesis builds a web-based, decentralised alternative — where project data grows with the project and is shared with whoever needs it.
